I have lived in Waterways for 3 years. We were drawn in by the trails, walking paths, trees and nature. Well, that was 3 years ago.
Since that time one of the developers left the group because he saw the vision for the community changing. And it has. For the worse.
Pulte, a cookie-cutter builder, has now been allowed in and has taken over most of the acreage and ruined the concept of custom homes and a more upscale community. There are so many homes now crammed together on clear cut lots.
While true the community is gated, there is only one gate and one way in and out for thousands of cars and ALL the contractors. There are no plans to change this and there are no contractors only roadways.
There is no roving security any longer. There was when we moved in.
Speed is another issue. Cars race around in 20-25 mile speed limits with no enforcement. No cameras. no law enforcement as the community is "private".
Motorcycles, dirt bikes and gas powered golf carts are allowed so don't expect a serene outdoor living experience.
Most, if not all, the reasons we moved here have dissipated. The community has gone downhill; as has our home value due to the lower end homes that make up most of the community now.
Don't get snookered by the real estate agents or your "first look". Make multiple visits at all times of the day/evening. Weekends and weekdays. Sit in your car and watch; drive around and observe.
If you are looking for more of an upscale gated community where rules are followed, natural beauty is respected and incorporated and you can enjoy a quiet moonlit evening outdoors DO NOT COME HERE.
There are plenty of other community's that offer security, beauty and quiet.

Incredible community and voted one of thr top 100 places to live in America. We love living here. The amenities are endless but even more valuable are the vast opportunities to engage with nature. So much to do including hiking, biking, boating, and exploring trails that lead to beautiful marsh and creek views. We see bald eagles, blue herons, deer, and alligators regularly.

Worst decision I ever made. Neighbors in the cottage home area are unfriendly. The abuse i dealt with for almost 6 years is uncanny. Glad to be gone. My crazy neighbor called the Dept of Agriculture on me because I put moth balls in a snake hole in my yard. I guess knocking on the door for a polite chat was not in her wheelhouse.

This is one of the most beautiful Places that anyone can live. I love to go visit my Son and Daughter-in-law. They security is excellent. I enjoyed the fall festival. It is kept up so well. I bet no one likes to even leave home living in this area. Amazing!!!!!

We've lived here 6 months and not good. Things are definitely going in the wrong direction and fast, real fast.

They're now clear cutting vast swaths of forest with No regard to preservation. It's gated but they find reasons to let anyone in. The pools are a joke. There's no attempt to watch over the amenities.

And the lake grrr. It once was a Bill Dance signature lake. They gave up years ago maintaining the quality of the fishing experience. They no longer stock bass or bait fish. Any marketing that claims it's a Bill Dance Signature lake, is a flat out lie. The clarity of the water is also a big issue. The developers have failed in an attempt to keep construction run off out of the water. Probably not good for the long term health of the lake.

Recently they've opened access to the pools, gyms and other amenities to non residents for less than homeownets pay in HOA fees.

Compounding all this is the developer and HOA (which has no resident representation) tells the home owner nothing. There is a communication firewall between the developers and home owners.

Don't get me wrong I luv it here but what made it special is quickly diminishing be it the lake, the trees, the nature trails, public areas and amenities.

It's a money grab from the developer (Savannah Land Holdings llc). Pulte steamrolled them with money and now are literally bulldozing the forests. Residents are up in arms about all this and are extremely frustrated.

Please ask questions before you sign.

We moved into Waterways Sept of 2019 and love it! Not only was our builder amazing (Ted Flake) but our little slice of heaven is amazing. We kayak, bicycle and walk in this residential meets nature preserve weekly. It’s a quiet, family friendly (even though our kids are grown) and serene. Golf carts are welcomed and the Marina just opened!! The community offers something for everyone in the form of clubs and gatherings. You can be as involved as much or as little as you want.
