Absolutely terrible. Won’t answer phone calls, held $500 in escrow for final water bill. I drove 650 miles back to pay a $60 water bill, two weeks later got a check in the mail for $440. That’s just the latest and we’re 120 days post sale. Stay away.

As a realtor, I work with many title companies and this one has taken the cake as the worst. It is 4 months after closing and I am still dealing with things they failed to take care of - from failing to transfer the HOA to not returning PCOA security deposits. Their communication and professionalism was horrible throughout the entire transaction and now seeing it’s several months later and I’m still dealing with them because they couldn’t properly do their jobs is truly baffling. I would never use or recommend Heritage Title to anyone.

My agent uses this company for closings and I should’ve found my own. I don’t expect flyers and ribbons from a title company on a closing but I do expect them to be personable. They were like cold dead fish, no personality, no kindness, just very curt. For the amount of money they make, they could be much kinder. To add insult to injury they let the buyer cheat us out of thousands of dollars that were DUE AT CLOSING AND NO ONE CARED!!!!

So far, not so good. We were to close on the sale of our home and had a pre signing date scheduled.Our closing person apparently wasn't even in the building and we waited for over 25 minutes before we got up and left. Staff there didn't seem too concerned and later we got a call from our closing person asking us if we would come right back even tho she admitted she didn't even have all the docs and we'd still have to DocuSign some! Think we'll just go in for the regular closing and hopefully everybody shows up with all the documents then. I guess they know that we need them one way or the other, right?

Words cannot express my horror and the utter dismay I feel in having to deal with Heritage Title Co. in Fort Collins, CO. If you seek a warm, friendly, helpful staff--look elsewhere. Every one of my FOUR different calls made to Heritage in the last 24 hours has been answered by an uncaring, apathetic, and unhelpful Heritage Title Co. employee unwilling to provide guidance or lend expertise. NOT A SINGLE staff member was friendly, warm, or helpful. The joy and excitement of buying a new home has been WITHERED by the utterly unhelpful and unfriendly staff at Heritage Title. To make matters worse, as a buyer, I have no power/no choice. In my real estate transaction, the seller and/or realtor has chosen Heritage Title Co. Do they know how awful Heritage treats the buyers? Want to know the backstory I initiated a wire transfer of earnest deposit funds yesterday and requested confirmation of receipt from Nikki at Heritage. Nikki was disinterested--to say the least--and barely found time to lazily direct me to their website which contained routing numbers/bank account numbers to complete the wire transfer process. Wanting to be a trooper and not a Karen, I accepted her meager direction and reached out to my financial institution to initiate the wire transfer process. Shoutout to my financial institution for their consistent and trustworthy service! Funds were successfully transferred same day. In spite of the fact that I had requested confirmation from Nikki at Heritage, she failed to notify me that funds had been received. Flash forward to today. Amidst my busy workday, I reached out to Heritage to confirm receipt of funds. Now, let the drama unfold...I was disconnected after holding for 10+ minutes while a Heritage staffer 'investigated.' Was later advised by a different Heritage staffer during the second call to contact my financial institution to resolve the issue directly. After doing so and calling Heritage back with wire transfer tracking number (received from my financial institution), I was told by Heritage that they 'don't do that (track wire transfers); that that was my job and the job of my financial institution.' This ask (that my financial institution and I solely investigate) is a ridiculous ask because in order for my institution to track the transfer, Heritage Title needed to have actively participated/cooperate with me. This was clearly something Heritage had NO interest in doing. Thankfully, my financial institution IS all about customer service and reached out to Heritage Title's bank for confirmation that the funds were received. After my financial institution wrangled with their banking institution, we received reluctant confirmation that the funds HAD BEEN RECEIVED! Why then did Heritage staff have to make this experienced SO painful and difficult At this point, I'd spent more than 90 minutes (conservatively estimated) trying to resolve this issue with my financial institution alone (while they reached out to Heritage's bank). After my financial institution reported that Heritage's financial institution HAD RECEIVED the wire transfer, I was beyond angry and frustrated with Heritage Title. Especially after Heritage's staff repeatedly and flatly denied receiving my wire transfer. To make matters worse, I knew I had no choice but to deal with Heritage's unfriendly, unhelpful staff who prefer to treat you as an adversary rather than help you. If you are a realtor or seller, I urge you to take pity on us buyers! Heritage Title Co. in Fort Collins, CO had NO interest in helping me as the buyer in this real estate transaction. At every turn, every Heritage staffer was disinterested in helping or providing a modicum of customer service. One thing is clear, if I don't matter to Heritage Title Co. in Fort Collins, CO., neither will you. Each and every staff member at Heritage made that abundantly clear. Heritage Title Co., in Fort Collins, doesn't care about being helpful, friendly, or delivering an iota of customer service. UPDATE: I had to solve the problem without help. What more needs to be said?
